The Garfield Neighborhood, and Downtown Phoenix in general, is experiencing a very high level of interest in a broad range of housing types. There are limited sites available for affordable housing. The Project site is adjacent to the North Garfield Historic District, and many employment centers and services. This will be an attractive place to live, in particular for low to moderate-income residents, aged 55 and older as there are few sites available in Downtown Phoenix for the development of affordable housing, due to the very strong demand for market-rate housing. Approximately 3,000 market-rate apartments have been built or are currently planned in Downtown Phoenix, which has crowded out the opportunities for the development of affordable housing in Downtown Phoenix.
Garfield II will provide 60 units of affordable housing, with 18 of the units set at rents that are affordable to residents at 40% of Area Median Income (“AMI”), and 16 of the units set at rents that are affordable to residents at 50% of AMI. This Project is an excellent example of urban-in fill and Smart growth—and will benefit from existing public and private infrastructure.
Located near Banner University Medical Center (located at 12th Street and McDowell) and ValleyWise/Maricopa Integrated Health Care System Community Health Center and Maricopa County Hospital (“ValleyWise”)(located at 24th Street and Roosevelt). The residents at the Garfield Senior Housing community will benefit from ready access to multiple healthcare options.
