Project Overview

North Aud is the Canalside Gateway building and is key to the ongoing revitalization of the waterfront and downtown. It reflects portions of the original 19th-century street grid while also adapting and incorporating 21st-century infrastructure. North Aud will bring amenities Canalside, and bring 'Live, Work, Play' to Buffalo. North Aud is the “Head” or “Terminus” of the open Canal Park System. The project’s porous footprint will invite people coming and going from every direction.

North Aud will be a 550,000 SF building with 367 residential units, 300 parking stalls, and 50,000 SF of commercial retail space. 50% of the units will be for affordable housing, 30% for workforce housing, and 20% will be market rate units (no income restrictions).

North Aud is the best of both worlds. An unmatched location, just south of the central business district at the foot of Main Street and at the heart of Canalside. Immediately adjacent to Buffalo’s central business district, and within the city’s waterfront entertainment district, North Aud will be a live-work destination and economic generator for the entire city. Our goal is the placemaking of a vibrant urban cluster that integrates food & beverage vendors, retailers, and services with year-round outdoor activities. The central plaza will include diverse retailers with a strong sense of belonging. A place for all Western New Yorkers!
